Zoysia sod in Solivita comes up when an owner wants a finer, softer lawn than the neighbors have, but in this community the grass is a shared decision. The 55+ gated development, inside Poinciana at ZIP 34759 and largely in northeast Polk County, has been building out since 2000. Its HOA program handles mowing, fertilizing, pest control and irrigation for residents, and that program is set up around St. Augustine. A Zoysia yard has to fit that system, not just the owner’s taste. Installed sod sits in the $1.50–$3.00 per sq ft band. Questions: (407) 674-2841.

How Zoysia differs from the street

According to UF/IFAS, Zoysia brings a few real advantages and some demands:

  • Fine, dense blades that feel soft underfoot and look carpet-like when well kept.
  • Good wear tolerance, useful along a path to a lanai or a golf cart parking pad.
  • Moderate shade tolerance for some cultivars, though most still want several hours of sun.
  • Slow lateral growth. It fills gaps and recovers from damage far more slowly than St. Augustine.
  • Thatch buildup if overfed or overwatered, which invites disease.
  • Nematode sensitivity in deep, sandy soils like much of Polk County, where root-feeding nematodes can thin it.
  • Reel or very sharp rotary mowing at a lower height than St. Augustine for a clean cut.

Why the HOA program matters

The association’s landscape contractor mows every lot with the same equipment at a set height, applies the same fertilizer and pest treatments, and runs irrigation on community controllers. Zoysia generally wants a different mowing height and a lighter nitrogen program than St. Augustine. A single Zoysia lawn mowed and fed like its neighbors can thatch up or scalp. Before going further, ask the maintenance contact directly whether their program can care for a different grass on one lot and on what terms.

The approval path

  1. Put the request in writing to the association, including the area, the reason, and the cultivar under consideration.
  2. Submit an application to the Architectural Review Committee, since grass type changes the exterior look.
  3. Wait for the written decision before ordering pallets.
  4. Keep copies of everything with the house records for a future sale.

Where Zoysia might make sense

If the HOA is open to it, the strongest cases tend to be:

  • A high-traffic strip where St. Augustine keeps wearing thin.
  • A partly shaded side area where a shade-capable Zoysia cultivar has been tested locally.
  • A back area out of street view, where texture differences matter less.

The weakest case is a sunny front lawn surrounded by St. Augustine, where the contrast is obvious and the maintenance mismatch is greatest.

Rule out the real problem first

Before blaming the grass type, check whether the failing St. Augustine had a fixable cause: irrigation heads blocked by plantings, downspout or condensate water pooling, pets, or chinch bugs on hot edges. Zoysia will not solve a coverage gap or a soggy corner.

Water limits in the Polk portion

Most of Solivita falls under the Southwest Florida Water Management District, which has applied one-day-a-week watering limits to Polk County with set hours. The HOA’s contractor controls the community irrigation, so ask how new sod is watered during establishment and whether hand-watering is permitted. Zoysia needs steady moisture while it roots and, because it fills slowly, gaps between pieces stay visible longer than with St. Augustine.

Cost within the band

Installed Zoysia lands in the $1.50–$3.00 per sq ft band, about $1,500–$3,000 per 1,000 sq ft, with Zoysia pallets usually near the top. Removing old turf, smoothing the sand, and access through the gate are all part of the figure. A small area still carries a higher per-foot rate because the trip and setup are the same.

After it goes down

Tell the association the date it was laid, ask that mowers stay off until it roots, and agree on the mowing height and fertilizer plan for that lot in writing. Check moisture daily for the first couple of weeks during permitted hours.
