Zoysia sod in ChampionsGate is a choice to make deliberately, not by default. ChampionsGate, an unincorporated Osceola County community near Four Corners whose development district was formed in 1998, is best known for golf, including a Greg Norman–designed course. Many homes are vacation rentals or second homes with small, sunny yards and pool decks, and most streets are planted in St. Augustine. Zoysia can look excellent here, but it has to fit the light, the HOA rules, and the way the yard gets used. Installed sod runs $1.50–$3.00 per sq ft. Questions: (407) 674-2841.
When Zoysia makes sense
Zoysia is worth considering when most of these are true:
- The yard gets full sun most of the day. Zoysia tolerates some light shade but thins under heavy canopy.
- The yard takes foot traffic. Dense Zoysia recovers from wear, which matters on rental yards where guests cut across the lawn to the pool.
- The HOA allows it on your street, in writing.
- Neighbors’ lawns won’t clash. On a short street of St. Augustine fronts, a Zoysia front reads as a patch.
- You’re patient. Zoysia spreads slowly, so damaged spots take longer to heal than St. Augustine.
When St. Augustine is the safer pick
If the front is shaded by the house for much of the day, if the street is uniformly St. Augustine and the association wants a match, or if you need a damaged area to recover quickly between guest stays, St. Augustine is usually the simpler answer. Many owners split the difference: St. Augustine on the visible front to match the street, Zoysia in a sunny backyard where it isn’t compared to anything.
Choosing a Zoysia cultivar
Several Zoysia cultivars are sold in Central Florida, with differences in blade width, color, and shade tolerance. Ask the supplier which cultivars they actually stock, and ask to see a cut pallet before committing. If you’re patching an existing Zoysia lawn, the replacement must be the same cultivar, or the seam will show for years.
HOA paperwork
Changing grass type in a planned community usually goes through an architectural or landscape review. A typical request includes the grass type and cultivar, a sketch of the area, and any change to beds or edging. Like-for-like replacement can be simpler, but ask before assuming. Keep the approval letter with the house records; rental property managers often need it later.
Prep for a sandy resort lot
ChampionsGate lots sit on fast-draining sand. Before any Zoysia goes down:
- Remove the old lawn completely. Bits of St. Augustine left in the soil will grow up through Zoysia and look like weeds.
- Level the surface. Zoysia is mowed short, so bumps and dips show more than in a taller St. Augustine lawn.
- Test every sprinkler zone. Small rental yards often have heads blocked by pool furniture or planters.
- Moisten the soil right before laying.
Laying and rooting
Plan the lay for delivery day. In UF/IFAS guidance, sod stacked on pallets during summer survives for under 48 hours. Stagger the seams like brickwork, roll it, and soak it the same evening. Keep guests, pets, and cleaners off it for about two weeks. If the house is rented, put a note on the door to the pool area.
Watering in Osceola County
Toho Water Authority’s posted rule is odd house numbers Wednesday and Saturday, even house numbers Thursday and Sunday, and no watering 10 a.m.–4 p.m. New sod gets a limited establishment allowance. A Wi-Fi controller lets a remote owner or property manager check the program without visiting.
Mowing and care
Zoysia looks best mowed lower than St. Augustine and with a sharp blade; a dull mower tears the fine blades and leaves the lawn looking brown at the tips. Ask your lawn service whether they handle Zoysia, since some routes are set up only for St. Augustine. Hold fertilizer until the sod has rooted. Watch for large patch, a fungal disease that shows up as expanding brown rings in cool, wet weather, and avoid watering at night.
Cost
Installed sod is $1.50–$3.00 per sq ft, roughly $1,500–$3,000 per 1,000 sq ft, including removal, disposal, leveling, fresh sod, rolling, and a watering plan. Zoysia sits toward the upper part of the band. On small yards the per-foot figure creeps up, since trucking and setup are fixed, and a gated entry adds coordination.
Zoysia and rental property managers
If a property manager runs the home, talk to them before switching grass. Their landscape vendor may mow every lawn on the route at a St. Augustine height, which scalps Zoysia, or may not have a reel or sharp rotary mower suited to it. Agree on mowing height and frequency in writing. A Zoysia lawn mowed like St. Augustine looks worse than either grass done right.
